    Hi there, I just wanted to share some Real Estate Market Data with you

    for the month of December.

    Let’s look at Average Sales Price for Nac and Lufkin.

    In December 2020, the average sales price for Nac was $201,000.

    In December 2021, the average sales price for Nac is $267,000

    That is a $66,000 increase from this time last year!

    In December 2020, the average sales price for Lufkin was $203,000.

    In December 2021, the average sales price for Lufkin is $223,000.

    That is a $20,000 increase this time last year!

    This information shares similar trends with the Shelby, San Augustine

    and Sabine County Markets!

    The listing inventory has continually decreased and is seriously low right

    now.

    This time last year in Lufkin, we had a listing inventory in the low 100’s

    and they are currently in the 80’s right now.

    This time last year in Nacogdoches, listing inventory was in the 60’s and

    that has decreased to the 50’s one year later.

    This is matched with an increase in closed sales.

    What I really feel is happening here is that because of the low inventory

    and buyers not being able to find exactly what they are looking for, they

    are now willing to purchase a property that requires a little more work

    than they anticipated.

    What we have noticed is that buyer affordability has increased because

    of decreased interest rates. Buyers are able to have the same monthly

    payment at a higher sales price because of the lower interest rate. I will

    talk more about what I’ve learned about current interest rates in another

    blog.

    For now, I am asking that if you know of someone that is ready to take

    the plunge and list their property for sale, I want to the be Realtor

    helping them navigate this market! I think it is important for them to

    have the market knowledge that I invest into each individual listing.
