    A home with a view ...

Recently a customer called and said he had heard I was the one to call for lakefront property in Polk County. I greeted him in a nice manner and asked a few questions about him, detailing his contact info, etc, but before I could finish my questions, he started in on how he wanted a property with a view...like a lake, with a fishing boat attached to a dock, and the house could be any size, but he wanted a single family home with a view. Then we talked price. His expectations ran something like this, " Oh, well you know, I am thinking around $100 thousands for starters." You know the response I made, right? There isn't such a thing unless possibly a mobile home, and of course he didn't want that. I think Realtors should get a prize or write a book on expectations from customers. I proceeded to tell him the general price range and locations of properties and he was amazed what that would cost. A Buyer should do their homework before expecting an agent to find them something in that price range with a view of a lake, or lakefront. But, as Realtors, we have to educate the Buyers. I think that is where I might have some expertise. It is easy to inform without being rude, without being intimidating, and offer to help within criteria that they would be willing to accept. Often time Realtors just hang up. Let me move on with my story. The man turned out to be very wealthy. Paid cash for a property with a view, in fact he bought true lakefront, and because I was willing to educate him on prices today, show him compatibles, and work with him...he ultimately got what he wanted, and I did too, a happy customer on a lake.
