I love being a realtor! I get to help people realize their goals of creating a home, upgrading their current home or passing their current home to its next caretaker. Buying or selling a home is a very personal and emotional experience. As we get to know each other and determine your needs and expectations, I guarantee we will establish a strong rapport based on your trust in me and my commitment to you. I make every use out of technology, being creative and 'thinking outside the box'. Whether it's uploading custom made video tours, creating a personal website for your home for my Sellers or sending video clips and pictures of properties to my Buyers and arranging showings at their convenience, my job is to determine what your situation warrants and go from there. You should expect a realtor to showcase your home in its best light and do more than just enter data into MLS and snap a few blurry phone pictures. You should also expect a realtor to understand what you're looking for in a home and not settle for something less.     I initially considered working with Mary Beth because she has been a family friend for many years, but I was totally sold after our initial phone call. It was clear that she was very highly experienced and knowledgeable, and had a strong focus on helping clients develop an understanding of their wants and needs before making a decision. This was a huge factor to me as a first-time homebuyer, especially in such a difficult market (my home search and buying took place January-April 2022). I was nervous at the beginning due to the market and my own lack of knowledge, but I felt quite a bit better after our initial call! Mary Beth absolutely exceeded expectations in all aspects of the process. Some specific examples that come to mind: - [Attention to detail] Mary Beth took the time to explain every small detail I didn't understand about not only the homebuying process, but also the specifics of each property we investigated. - [Negotiating the price and terms of the purchase] Mary Beth is very savvy when it comes to putting together an offer that takes into consideration all the specific details of the market and property. She was able to help me win my bid by crafting an offer that was flexible enough to beat competing offers, but still had enough protection for me as a buyer. - [Inspections/Open Houses] Mary Beth was always available to attend viewings and open houses with me at very short notice. This was key in our success with the purchase - we got in to see the house I now own on the very first day of showings, and had an offer in that night. - [Local knowledge of area, communities and properties] There are too many examples to list in this category. One notable example that comes to mind is how Mary Beth was able to use her network to determine that airplane and train noise wouldn't be an issue at my new home, all within a few hours of our viewing. I'm a somewhat anxious person, and Mary Beth really helped me work through my real-estate anxieties by supporting me through each step of the homebuying process - whether it was explaining a concept to me for probably the fifth time, or teaching me something about home ownership while out looking at properties. Overall, my experience was excellent. I had a significant amount of anxiety going into the process, and was very intimidated by the state of the market. It was an extremely difficult market for buyers, but Mary Beth made it clear that her top priority was for me to find my perfect home and talked me out of settling early on for a house that wasn't right for me. Despite operating in such a difficult landscape, I had a fantastic outcome - I now own a house that is absolutely perfect for me, and I can still hardly believe how awesome it is. I would (and will) absolutely recommend Mary Beth to any friends or family looking to enter the real-estate market in CT!

    We contacted Mary Beth Welsh to help us decide when best to put my mother's house on the market. That afternoon, she was at the house (about 45 minutes away from Windsor) assessing the house. Rather than wait until spring, she suggested that we list the house quickly, after a few minor updates. Within a few days she provided us with several referrals for painters, and within 2 weeks, the house was on the market! She used clever marketing with a "coming soon" sign that peaked local interest and we had 20+ viewings on the 1st weekend, with multiple offers. It was an older home with few comps, so she performed extensive research and priced the house exactly right, as the house appraised close to the sale price. She helped us navigate the multiple offers by gathering as much data possible from the prospective buyers and presenting the up- and downside of each offer. During inspection, she quickly provided us several contractor referrals for any repairs needed and helped facilitate access to the house so little or no work was required on our part. Selling a house can be one of life's most stressful events, but Mary Beth helped us sail right through it! We were impressed with her quick responses, her depth of market knowledge (even outside of the local Hartford area), her attention to detail, her contractor referrals, and her "can-do" attitude. We would highly recommend Mary Beth Welsh and will surely use her in any of our future real estate transactions.
